    We are considering the sale of a strategically valuable half- acre property, immediately adjacent to the only hospital at Lake Tahoe. In addition to Tahoe’s typical charming forestation, it is also the location of a one story, two-unit medical professional building, a bit over 2600 ft.², where over the years, advanced surgical sub-specialists have maintained their professional offices.
    (Its acquisition could be a fortuitous stepping stone as your own healthcare system reaches out in future greater radius).

    The one story structure is configured as a two office suite building with large common waiting area. Each suite has a front business office, two doctor consultation offices, three examination rooms, two bathrooms and a coffee room. An ADA compliant entry ramp and large paved parking area is immediately outside.

    The adjacent up-to-date hospital with 63 acute beds and 48 SNF beds is classified as a level III trauma system. The hospital’s service area stretches over the eastern regions of Lake Tahoe and adjacent prosperous southern Carson Valley. Our office buildings’ location has the potential of immediate proximal support in the adjacent emergency room, intensive care unit, roof helicopter pad, surgeries, CT, and 24 hour laboratory facilities.

    At the present time, there is no other land available to be developed with equivalent hospital proximity. The lot is zoned for medical use, and our footprint could ultimately be probably expanded for a future, larger, satellite multi- specialty medical facility. The location is <2 miles from a large, all- weather, 8500+ ft. runway regional airport, and less than 5 miles from the largest bi-state ski area in the country.
