Some Pitfalls to Avoid

As you go down the rabbit hole of searching for commercial space, you will find that it can be extremely time-consuming to search through listings, confirm availability and schedule tours. Listing agents and landlords get hundreds of phone calls and emails each day. So when you inquire on a listing, realize that you may not hear back for many days and some you will not hear back from at all. So, it’s best that you keep a list of every property and agent you contact. That way you can immediately follow up if they don’t respond. This can be very time-consuming, but if you need to find space quickly, it is a must.

If you don’t have time for this, it is wise to try to find a commercial real estate tenant representation broker who can help do all this work for you. These services are usually free from brokers. The brokers also have access to various listing databases which makes it easier for them to check each system for properties that may not be listed elsewhere. However, when hiring a broker to help you, you will need to contact your personal network to get a referral of someone you trust who can vouch they will provide you with great service.     Great article, Two main issues must investors, tenants and broker come across while searching CRE properties are the cost to access available listings and the fragmentation of the marketplace.

  3. Nice article . I will search each site you have listed and at least come back and give a opinion. But the Loopnet use to be 54.00 was ok but at 253 NOT worth it. Costar is great if you have 20 agents but for a 1 guy office they kill ya on 440 a month. Thanks \\

      I agree with your comment on Loopnet…plus their systems are archaic, they never update them and still we have to pay a enormous fee. I am glad others are seeking ways around Loopnet. It needs to be done.

    StoreMatch.com is completely free for retailers to use and instead of searching and combing through listings, retailers input their criteria (usage, size, location, etc.) and receive notifications each time a landlord vacancy fulfills the parameters.
